Let us quickly take you through the highlights of the Design/Build process, allowing you to become comfortable with the idea of designing and building your new home.
Property Selection - Top
At Wm King-Colegrove, LLC, we help you select property by visiting the properties that you are considering, to give you the positives and negatives of each through the eyes and experience of a Designer/Builder.
If you have already purchased the property, we begin the Design Process by visiting the property with you to get an understanding of what you see as the particular assets or liabilities of the property. We also want to know what you have in mind as to home features, orientation on the lot and environmental assets that need to be preserved.
With the Wm. King Design/Build team, the decisions are yours. We would like to work with you from Land Selection to Design, through Financing, to Construction. The decisions are yours through all the processes, exactly as you would want it, exactly where you want it--complete with that special ambiance that represents you.
The Design Process - Top
Once a Design Contract has been executed, we ask you a series of questions in order to get a thorough understanding of the style, room count, relationship of spaces, lifestyle, home features, budget, etc. We encourage your ideas, notes on each room, pictures, product flyers, etc. Once we have a topographical map showing slope, trees and features of the property, we begin the Preliminary Phase of Design. The Preliminary Phase has a number of meetings, reviews and redraws in order to ensure that the design meets all the criteria given. At the completion of the Design and your approval of the Preliminary Phase, we have established the floor plan, elevations, exterior material selection, exterior colors and how it all fits within the property boundaries.
If your property is in a covenant-protected community, the Preliminary Drawings are submitted to the Design Review Committee. Upon their approval, the Working Drawings and Specifications are developed with a number of meetings and reviews to ensure that the final Working Drawings reflect your "one-of-a-kind" custom home. Those final Working Drawings are then submitted to the Design Review Committee for their final approval.
As your Designer and Builder Team, we are able to retain the subjectivity of creation in the construction process. Yours is the advantage of having the Designer and the Builder, together, craft your home--not just construct it.
The Construction Process - Top
The approved Working Drawings are analyzed for quantities and costs and then submitted to subcontractors and suppliers to get a detailed cost estimate. Once costs and allowances have been determined, a Construction Contract is signed. There are three types of construction contracts with advantages and disadvantages to each one: a "Cost Plus" contract, a "Cost Plus Fixed-Fee" contract, and a "Fixed Cost" contract. Once the Construction Contract is executed, we take care of all the permits required, scheduling of work, and site inspections for compliance and quality control. Our "hands-on" management policy ensures constant review of activity by both Designer and Builder.
We encourage you to visit the property at various stages during the construction process. We also assist you in the selection of colors and materials in the various allowance items, i.e. electrical fixtures, floor coverings, cabinets, counter tops, paint and stain colors, etc.
Upon Completion of Construction, we take you through a home showing, explaining how everything works, the requirements when living in a cold climate, operating manuals, warranties, etc., to ensure that you are comfortable with your new home.
The Wm. King Design / Build Team has designed and built a number of second homes for major Phoenix builders, which is quite a compliment to be a "Builder's Builder," because they know the value of quality, service, cost control and competitive pricing.
Financing / Building for Cash - Top
Some clients choose to obtain a Construction Loan from a lending institution for the building project. Most Construction Loans roll over into a Permanent Loan upon completion of the project. The Builder requests monthly Draws from the construction funds to pay the construction costs. Such funds go directly from the Lender to the Contractor.
Other clients choose to pay cash for the project. In this case, the client periodically deposits funds into an Escrow Account with an Escrow Agency. Funds are released to the Builder upon completion of specified stages of construction after an independent appraiser has verified that those stages are complete.
With both forms of disbursements, the Builder submits labor and material lien waivers from subcontractors and vendors for payments made to them. Additions, Change Orders and Overages on Allowance items are paid in cash by the Client upon determination of cost.
The Selection of Property, then Designing and Building a fine home, and finally turning the keys over to a delighted Client is an extremely gratifying activity.
Service and Warranties - Top
This is probably the most important element that makes the Design / Build Process enjoyable. We regard it as extremely important to respond quickly to your needs and requests, should they arise. It is here also, that we have built a solid reputation for true Quality and Service. We also insist that our suppliers and subcontractors do likewise. In the state of Arizona all Contractors are required to be licensed and bonded, and their work must not only comply with the Arizona Registrar of Contractor's Workmanship Standards, but must be time specific on various elements of the structure. Material and Appliance manufacturers also have specific limited and extended warranties.
To know that you will be getting a Quality Product, and Service on that product if anything does go wrong, has made a solid reputation for the Wm. King Design / Build Team.
